Median Home Value by State (2024 ACS): All 50 States Ranked
2024 Median Home Values Across All 50 States
Hawaii has the highest median owner-occupied home value at $875,900, followed by California at $759,500 and Massachusetts at $607,400. West Virginia has the lowest at $170,800. These are 2024 U.S. Census Bureau American Community Survey (ACS) 1-year estimates from table B25077, not median prices of homes sold.
Coverage and method: all 50 states; median owner-reported value of owner-occupied homes in U.S. dollars; highest value ranks first. District of Columbia and Puerto Rico are excluded from the state rankings. Every state figure is a published 2024 Census ACS 1-year estimate (50 official estimates, no substituted years or modeled figures). Census released these estimates on September 11, 2025; source data were retrieved October 24, 2026. The comparisons below are separately calculated from these published values.
All 50 state values come from the same U.S. Census Bureau table, B25077. The accompanying comparisons examine the state distribution and statistical uncertainty; they do not alter the Census estimates. Links to other Census pages document and validate that same source.
Hawaii ranks first in the Census ACS 2024 1-year estimates.
West Virginia ranks 50th in the same Census series.

What the 2024 state home-value ranking measures
ACS table B25077 reports the median estimated value of owner-occupied housing units. Respondents estimate what their property, including the relevant land, would sell for if offered for sale. Each state estimate summarizes the owner-occupied housing stock, not only properties listed or sold in 2024.
The U.S. Census Bureau reports a nationwide median of $360,600 for the same table and year. This is not the arithmetic average or median of 50 state medians: the national figure comes from the underlying distribution of housing units, while each state contributes exactly one observation to the state-level ranking.
State medians conceal substantial differences among counties. For a finer geographic view, see StatRanker's county-level median home-value ranking, which uses the separate 2020–2024 ACS five-year series. Those county estimates are not mixed into this one-year state table. Home value also differs from housing affordability: our state home price-to-income comparison considers a different metric that incorporates household income.
Top 10 states by median home value in 2024
Hawaii and California are the only states in this dataset above $700,000. The Top 10 ends with Rhode Island at $455,700; the next state, Nevada, follows at $455,500, a gap of just $200 in the published point estimates.

The ranks order published point estimates, not statistically proven positions. MOE is the Census-published 90% margin of error.
Chart: Top 20 state home-value estimates
The bars display the published 2024 ACS state values, not current listing prices. Hawaii's $875,900 sets the scale; each other bar is shown as a percentage of Hawaii's estimate. Connecticut and Florida share rank 18 at $396,900.
Methodology, source roles and statistical limits
Metric and survey universe
U.S. Census Bureau ACS 2024 1-year detailed table B25077, Median Value (Dollars), B25077_E001. Universe: owner-occupied housing units; unit: nominal U.S. dollars reported for the 2024 survey year. Not a transaction-price or property-assessment series.
Ranking and ties
For each state, rank = 1 + count of states with a strictly higher raw B25077 estimate. Values are sorted descending. Connecticut and Florida both have $396,900 and share rank 18; the following state has rank 20. No composite score is used.
Coverage and geography
Exactly 50 states. District of Columbia ($733,400) and Puerto Rico ($142,100) appear in the source file but are not U.S. states, so neither is ranked. Region filters follow the Census Bureau's Northeast, Midwest, South and West categories.
Timing and missing data
All included records are 2024 ACS 1-year estimates, released September 11, 2025 and retrieved October 24, 2026. No states are missing. No 2025 or 2026 data, 2020–2024 five-year values, modelled values or older substitutions are used.
Published values versus calculations
The Census Bureau publishes all 50 state values and their 90% margins of error. StatRanker separately calculates the equal-weight mean and median of state estimates, regional medians of state estimates, dollar gaps, ratios, regional counts and the approximate comparison Z score. None is an additional Census estimate or a forecast.
Source hierarchy and conflicts
The Census table-based summary file is the sole numeric_source. Census data.census.gov is a validation_source; Census documentation defines the method, region and survey release. Conflicting secondary estimates and five-year values are not averaged or spliced into this one-year ranking.
Reproducible calculations: equal-weight state mean = sum of the 50 published state medians ($18,345,100) / 50 = $366,902. Equal-weight median of state estimates = ($341,900 for Maine + $339,500 for Wyoming) / 2 = $340,700. The published U.S. median is $360,600 and is not used to calculate the two state-level statistics. Range = $875,900 − $170,800 = $705,100; top-to-bottom ratio = $875,900 / $170,800 = 5.13, rounded to two decimals. Top 10 regional share = region's count among the highest 10 / 10.
Regional comparison: The region-by-region statistic is the equal-weight median of published state medians, not a regional housing-unit median. For each Census region, collect that region's B25077_E001 point estimates from the 50-row table, sort them, and take the middle number (odd state count) or the average of the two middle numbers (even state count). The inputs are West (13 states), Northeast (9), South (16) and Midwest (12), all from ACS 2024 1-year. The results are West $455,500, Northeast $449,800, South $306,350 and Midwest $258,750. Each state receives one equal weight, regardless of the number of owner-occupied homes; the calculation is descriptive, and no separate regional MOE has been computed.
The Census-published MOE is a 90% survey margin of error, not a price range or guaranteed interval. For the Massachusetts–Washington comparison, the published inputs are $607,400 ± $3,979 and $602,200 ± $3,897. Using the Census guidance, SE = MOE / 1.645 and Z = (A − B) / sqrt(SE(A)² + SE(B)²) = 1.54 after rounding. This approximation treats the state estimates as independent and uses published rounded values. Since |Z| is below 1.645, the $5,200 difference is not statistically significant at the 90% level under these assumptions. The comparison is calculated here, not published as a finding by Census, and does not adjust for multiple tests.
The published medians are rounded to the nearest $100; state gaps are calculated from those released point estimates. Limitations include self-reported values, sampling and nonsampling error, within-state variation, and the fact that nominal home values cannot alone measure inflation-adjusted appreciation, sale prices, affordability, borrowing costs, rents or equity.

Four findings from the 2024 state distribution
Key Insight: Average versus middle state
The equal-weight mean of 50 state medians is $366,902, whereas the equal-weight median is $340,700: a $26,202 gap. This describes the state-estimate distribution, not the average value of an individual U.S. home.
Notable Pattern: A close call at ranks 3 and 4
Massachusetts (#3) exceeds Washington (#4) by $5,200, but their Census margins of error give an approximate Z = 1.54, below the 90% significance threshold of 1.645 under the stated assumptions. Connecticut and Florida both report $396,900 and share rank 18.
Regional Concentration: Four regions, four distributions
The equal-weight median of state estimates is $455,500 in the West (13 states), $449,800 in the Northeast (9), $306,350 in the South (16) and $258,750 in the Midwest (12). The Top 10 also contains 6 Western and 4 Northeastern states. These are StatRanker calculations from state medians, not official Census regional home-value estimates.
Outlier: The highest-to-lowest spread
Hawaii's $875,900 exceeds West Virginia's $170,800 by $705,100, a 5.13× ratio of state median values. Hawaii also exceeds second-place California by $116,400.
What these state medians mean, and what they do not
Use this ranking to compare typical owner-reported values within each state's existing owner-occupied stock under one consistent survey definition. A higher place does not automatically mean that houses currently listed for sale cost that amount, that prices are rising faster, or that residents face a larger mortgage payment relative to their incomes.
The margins of error matter when point estimates are close. Massachusetts and Washington are separated by just $5,200, and their difference does not meet the stated 90% test threshold. Values also conceal differences within states and among housing types. For another perspective on the U.S. housing stock, StatRanker's 2025 homeownership rate ranking measures the share of homes occupied by owners rather than what owners think their homes are worth.
Do not combine these published medians with a different source's average sale prices, Zillow home-value index or ACS five-year medians without separating the definition, population and observation period.
Frequently asked questions
Which state had the highest median home value in the 2024 ACS?
Hawaii leads the 50-state ranking at $875,900, with a Census-published 90% MOE of ±$14,013. California follows at $759,500.
Which state had the lowest median home value?
West Virginia ranks last of the 50 states at $170,800, with a 90% MOE of ±$2,594.
Is this the 2024 ACS 1-year estimate or the 2020–2024 5-year estimate?
It is the 2024 ACS 1-year detailed table B25077, released September 11, 2025. It does not use the 2020–2024 five-year table, which has different estimates and uncertainty characteristics.
Does median home value mean median sale price?
No. B25077 measures owners' reported estimate of the value of their occupied home, not the median transaction price among homes sold during the year.
How is the U.S. $360,600 benchmark different from the $340,700 state median?
The $360,600 figure is the Census-published national median across owner-occupied housing units. The $340,700 figure is a separate calculation: the median of 50 state-level medians, with each state weighted equally. They measure different distributions.
Why do Connecticut and Florida have the same rank?
Both have the same published B25077 estimate of $396,900. Ranks are determined by raw published dollar values, so the states share rank 18 and the next state is rank 20.
Are differences between neighboring state ranks statistically significant?
Not necessarily. ACS figures are sample estimates with 90% MOEs. The $5,200 gap between Massachusetts and Washington produces an approximate Z score of 1.54 under Census guidance, so it is not significant at 90%. Small differences should not be overinterpreted.
Why are Washington, D.C., and Puerto Rico not included?
This is explicitly a ranking of the 50 U.S. states. The original source also publishes the District of Columbia at $733,400 and Puerto Rico at $142,100; they are excluded from the ranks, rather than silently inserted as states.
Are any 2025 or 2026 estimates projected here?
No. Every ranked home-value observation is an official 2024 Census estimate. The state average, state median, differences, ratios and statistical comparison are calculations from published 2024 inputs, not projected market values.
