Most Expensive U.S. Counties 2026: Top 100 by Median Home Value
Top 100 U.S. Counties by Median Home Value
Teton County, Wyoming ranks first with a median home value of $1,633,900, followed by Nantucket County, Massachusetts at $1,593,800 and San Mateo County, California at $1,559,600. The ranking uses U.S. Census Bureau American Community Survey table B25077, Median Value (Dollars), for owner-occupied housing units.
The figures come from the 2020–2024 ACS 5-Year Estimates, released in 2026. In the ACS, value is the respondent's estimate of how much the property would sell for if it were offered for sale. It is not a recorded sale price, appraisal, tax assessment or real-estate portal valuation.
Coverage: 100 confirmed counties and Census county-equivalents. Unit: U.S. dollars. Direction: higher median value ranks higher. All 100 underlying values are official Census estimates; no calculated or projected 2026 home values are used.
Teton County, Wyoming ranks first.
Kitsap County, Washington is #100.

What the Census median home value measures
ACS table B25077 measures the median estimated value of owner-occupied housing units. The value reported by a household is intended to represent what the property could sell for if it were currently offered for sale.
This makes B25077 different from median sale price. Sale-price datasets measure completed transactions, while the ACS measures estimated values across the owner-occupied housing stock, including homes that did not sell during the period.
2026 snapshot: the page is published in 2026, but the underlying statistics are the 2020–2024 ACS 5-Year Estimates. No synthetic 2026 home-price forecast is added.
Census county-equivalents are included because they are valid county-level ACS geographies. This allows independent cities such as Falls Church and Alexandria, the District of Columbia, and Connecticut planning regions to be compared on the same geographic level.

Methodology
Metric
U.S. Census Bureau ACS Detailed Table B25077, Median Value (Dollars). Universe: owner-occupied housing units.
Data period
The ranking uses the 2020–2024 ACS 5-Year Estimates, the 2024 ACS 5-Year vintage released January 29, 2026.
What “value” means
The ACS asks respondents to estimate how much their property would sell for if it were offered for sale. The measure is not a transaction price, appraisal or tax assessment.
Ranking direction
County-level B25077 point estimates are sorted from highest to lowest. Larger median value ranks higher.
Geographic coverage
Counties and official Census county-equivalents are eligible, including independent cities, the District of Columbia and Connecticut planning regions.
Ties
When two published B25077 estimates are identical, the full entity name is used alphabetically as a display tie-breaker. The underlying estimate is not changed.
Source hierarchy
The official Census B25077 estimate controls. Commercial home-price, listing-price and modeled-value datasets are not averaged into the ranking.
Uncertainty
ACS values are survey estimates with margins of error. Small differences in point estimates should not automatically be interpreted as statistically significant.
The ranking does not measure current 2026 sale prices, housing appreciation, affordability relative to income, property taxes, mortgage costs, rents or housing quality. It compares one consistent Census measure of owner-occupied housing value.

Key Insight
Thirteen county-level geographies have median values above $1 million, led by Teton County, Wyoming at $1,633,900.
Notable Pattern
California contributes 25 entries and Colorado contributes 20. Together they account for 45 positions in the Top 100.
Regional Concentration
The West contains 67 Top 100 entries, compared with 21 in the Northeast and 12 in the South. No Midwest county-level geography appears in the ranking.
Top-End Gap
The #1 value is $1,633,900, while the #100 cutoff is $555,100, showing how widely the point estimates vary even within the country's 100 highest-ranked county-level geographies.
What this ranking means
The ranking compares estimated owner-occupied housing values, not the prices paid by recent buyers. That distinction matters when comparing these results with transaction-based real-estate reports.
Close ranks should also be interpreted cautiously. ACS estimates have margins of error, so small differences in published point estimates do not necessarily mean that two counties are statistically different.
Related StatRanker rankings
Housing value can be read alongside county income, population growth and affordability measures. These rankings use different metrics and should not be treated as interchangeable.

Which U.S. county has the highest median home value?
Teton County, Wyoming ranks first in this dataset with an ACS median value of $1,633,900.
Are these 2026 home prices?
No. The ranking uses the 2020–2024 ACS 5-Year Estimates, released in 2026. It does not estimate or forecast 2026 transaction prices.
What does Census median home value mean?
It is the median of respondents' estimates of what their owner-occupied properties could sell for if they were offered for sale. It is not the median price of recently sold homes.
Are these official Census values?
Yes. Every value comes from U.S. Census Bureau ACS table B25077. StatRanker calculates the rank by sorting those published point estimates from highest to lowest.
Why are independent cities and the District of Columbia included?
They are official Census county-equivalent geographies and are published at the same geographic level as counties in ACS datasets.
Why can this ranking differ from Zillow or Redfin?
Commercial real-estate datasets may use transaction prices, listings, automated valuations or different time periods. This ranking uses only ACS B25077.
How are exact ties ranked?
When two entities have the same published B25077 value, the full entity name is used alphabetically as a display tie-breaker.
Does a higher rank prove that one county is statistically more expensive than another?
No. The table ranks published point estimates. ACS margins of error mean that small differences between nearby values may not be statistically significant.
