Largest here means the highest number of originated home-purchase loans, not the highest mortgage dollar volume. The metric counts 2025 Home Mortgage Disclosure Act records where Action Taken = Loan Originated and Loan Purpose = Home Purchase.
The primary calculation uses CFPB/FFIEC 2025 HMDA loan-level records. MortRadar is used only as a secondary check of lender-level counts and the national purchase total, while an additional nationwide HMDA analysis is used to test the Top 10 cutoff.

What this mortgage-lender ranking measures
This ranking answers a specific question: which HMDA-reporting institutions originated the largest number of loans reported for home purchase during activity year 2025?
It is a loan-count ranking rather than a dollar-volume ranking. A $200,000 purchase mortgage and a $1 million purchase mortgage each count as one origination. A lender with fewer but larger mortgages can therefore rank differently in a dollar-volume comparison.
Refinances, cash-out refinances, home-improvement loans and other purposes do not contribute to the ranked value. This makes the result different from lists based on all mortgage originations.
Each lender is identified by its Legal Entity Identifier, or LEI. Separate reporting entities are not automatically combined into a parent-company total, so the order can differ from commercial rankings that consolidate multiple affiliates under one brand.
Why mortgage lenders can rank differently on purchase loans
Lenders have different channel and loan-purpose mixes. A company that originates many refinances can rank very high in total mortgage production while ranking lower when only home-purchase loans are counted.
Wholesale lending
United Wholesale Mortgage recorded 237,650 purchase loans out of 422,120 all HMDA originations in the secondary 2025 verification dataset.
Direct-to-consumer lending
Rocket Mortgage recorded 136,453 purchase loans out of 429,332 all HMDA originations. Rocket had slightly more total HMDA originations than UWM in that dataset, but UWM originated far more purchase loans.
Builder-affiliated lenders
DHI Mortgage and Lennar Mortgage had strongly purchase-oriented 2025 HMDA purpose mixes, helping them rank higher in a purchase-only comparison than in some all-purpose lender rankings.
Different product mixes
Mortgage Research Center, traditional banks and large nonbank lenders serve different loan segments. This ranking reflects observed purchase-loan counts rather than lender quality or borrower outcomes.
These observations describe reported loan-purpose mix and should not be interpreted as proof that business model alone caused a lender's rank.

Methodology
The primary calculation uses the CFPB/FFIEC 2025 HMDA Snapshot National Loan-Level Dataset. Qualifying records are grouped by reporting-institution LEI, counted and then sorted from highest to lowest.

Unit: originated loans. Direction: descending. The largest raw count receives rank #1.

Action Taken
Code 1 identifies a loan that was originated. Denied, withdrawn, incomplete and approved-but-not-accepted applications are excluded.
Loan Purpose
Code 1 identifies home-purchase loans. Refinance, cash-out refinance, home-improvement and other-purpose records are excluded from the ranked value.
Institution definition
Lenders are identified by LEI. Separate affiliated reporting entities are not automatically consolidated into a parent-company total.
Additional filters
No first-lien, owner-occupancy, conforming, retail-channel, loan-type or dwelling-category restriction is added.
How the Top 10 boundary was checked
JPMorgan Chase Bank is tenth with 56,751 purchase originations. Any lender capable of replacing it must therefore have at least 56,752 purchase loans.
A secondary nationwide screening table uses a broader measure consisting of home purchase + refinance + cash-out refinance originations. Because home-purchase loans are a subset of that broader count, a lender with fewer than 56,752 loans in the broader measure cannot exceed 56,751 purchase loans.
In that broader ordering, the 15th lender has 56,951 originations and the 16th has 55,913. Purchase-only counts were then checked for the remaining candidates above the threshold. Guaranteed Rate has 53,646 purchase loans, loanDepot 40,418, PennyMac Loan Services 36,527, NewRez 26,464 and Freedom Mortgage 10,871, all below the tenth-place cutoff.
National denominator
The secondary full-HMDA national aggregation reports 3,592,033 home-purchase originations in 2025. The lenders in this Top 10 total 911,971 loans. Their combined share is therefore 911,971 ÷ 3,592,033 × 100 = 25.39%.
Source hierarchy
CFPB/FFIEC loan-level data and documentation are the primary sources for the ranking calculation. MortRadar is used only as a secondary cross-check for lender counts, purpose mix and the full-HMDA national purchase total. The Motley Fool HMDA analysis is used only for the broader home-purchase + refinance + cash-out-refinance screening step.
Limitations
HMDA is a regulatory reporting dataset rather than a census of every mortgage transaction in the United States. The ranking describes loans and institutions within the applicable HMDA reporting universe.
The ranking does not measure mortgage dollar volume, average loan size, approval probability, interest rates, profitability, customer service, loan performance, borrower satisfaction or servicing portfolio size.
It also does not consolidate separate reporting LEIs into one corporate-family total. Rankings that merge affiliated companies can therefore produce a different order.

A high rank means that the reporting institution closed more loans classified as home purchases in the 2025 HMDA data. It does not mean that the lender had the highest mortgage dollar volume or offered better pricing.
The UWM–Rocket comparison shows why the metric matters. Rocket recorded slightly more all HMDA originations in the secondary verification dataset, but UWM recorded 101,197 more home-purchase loans. Purchase-only rankings can therefore look very different from rankings based on all mortgage originations.
The same distinction applies to dollar volume. A lender that originates fewer but larger mortgages can rank lower by loan count while financing more dollars overall.
